First-Time Home Buyer Program

Buying your very first home can seem like an enormous, overwhelming task. Where to begin? How to get started?

Our affiliate FHA Mortgage Specialists are specifically trained to work with first-time home buyers: people just like you! They will utilize the “A Home of Your Own”™ program to help you every step of the way.

“A Home of Your Own”™ is a step-by-step system that will turn you into a homeowner. Here, we have outlined the steps so that you will know exactly what to expect, and when to expect it. When you enroll in “A Home of Your Own”™, our specialists become the team partner that you’ve been looking for to walk you through all of the steps that begin with your completing our online application and end with you waking up in your new home.


How “A Home of Your Own”™ works.

First, you will fill out the application to request more information and one of our affiliate FHA Mortgage Specialists will contact you.

During your very first conversation, you will discuss your housing needs and wants. Here is where we will begin by analyzing where you want your monthly payment to be, and how much you can comfortably afford. We’ll also take into account property taxes, and homeowners’ insurance. As long as you are comfortable, we will need to ask some personal questions about your monthly income and expenses like car payments, whether you carry credit card balances, and if you have any personal loans.

The next step is a full pre-approval. A pre-approval is when all of the same information required for a full mortgage application is entered into our computers with everything except the address of the new home. The computer will review the application according to FHA guidelines and give a result that will either be an immediate approval, or will require the careful review of the credit department to further analyze the application. If your application requires review of the credit department, your FHA Mortgage Specialist will then be in contact with you daily with updates and to ask you any additional questions for the credit department until we have a final, official answer. At that time, you will move on to the next step.

We will now put you in touch with an affiliate real estate agent unless you already have one that you would like to work with, and we will provide them with a copy of your official pre-approval certificate. Your real estate agent will be able to show you homes in your range and in the neighborhood in which you would like to live.

Once you choose a home, and have your offer accepted, our FHA Mortgage Specialist will walk you through the remainder of the application all the way to the closing at which time you will be a homeowner. Then you will move into your new home!
